The Energy Performance Certificate (EPC) is a certificate that rates a property’s energy efficiency and environmental impact

Using the Standard Assessment Procedure (SAP) method, The EPC gives a rating 100 (most efficient) to 1(least efficient), and categorises the ratings from A to G accordingly. The EPC rating is valid for 10 years. The EPC not only displays the basic property stock profile, but also provides recommendations or retrofit potential together with a relevant cost and payback period (See sample picture below). After revision of the law in October 2008, all properties being built, sold, or rented need an evaluation including an EPC. You can be fined if you don’t display your EPC when you need one.
